How much does an EICR cost for a London flat or house?+
Domestic EICRs typically range from £180 for a one-bed flat to £350 for a four-bed house, depending on the number of circuits and the age of the installation. HMOs and commercial units are quoted after a free site survey. We don't charge extra for inner London or parking-restricted boroughs.
Do I need an EICR if I'm renting out a property in London?+
Yes. Every private rental in England requires a valid EICR before a new tenancy starts, and every five years thereafter. The certificate must be issued by a qualified electrician and provided to the tenant within 28 days. Failure to comply can result in fines up to £30,000.
What happens if my London property fails the EICR?+
We'll issue the report with defects coded as C1 (danger, immediate action), C2 (potentially dangerous, urgent), or C3 (improvement recommended). You'll receive a fixed-price remedial quote alongside the certificate. Once repairs are completed, we re-test the affected circuits and issue a satisfactory EICR at no extra inspection fee.
