How quickly can you turn around a landlord EICR in London?+
We usually offer same-week appointments. The test itself takes two to four hours depending on property size. You get the certificate emailed the same day if it's a pass, or within 24 hours if we're writing up remedial recommendations. If you need urgent work to meet a tenancy start date, tell us when you book.
What happens if the property fails the EICR?+
We issue a certificate marked 'Unsatisfactory' and list every fault as C1, C2 or C3, immediate danger, potential danger, or improvement recommended. We quote the remedial work on-site and can often start the same day. Once fixed, we re-test the affected circuits and issue a satisfactory certificate.
Do I need an EICR for a short-term let or Airbnb in London?+
If it's an assured shorthold tenancy, even rolling or periodic, you need a valid EICR under the 2020 regulations. Holiday lets and licences technically fall outside the law, but most insurers and platforms now ask for proof of electrical safety anyway. We test them all.
Can you test a flat while tenants are still living there?+
Yes. We coordinate access, work around furniture, and keep disruption to a minimum. The power goes off in sections for a few minutes at a time while we test each circuit. Most tenants barely notice we're there, and we're usually done inside half a working day.
