London FAQs

How long does a typical London office fit-out take?+
A single floor of 2,000, 3,000 sq ft usually takes four to six weeks from first-fix to final test, depending on whether we're working around existing occupants. Larger or phased projects run longer, but we agree the programme during the survey and build in contingency for building control inspections and any landlord access restrictions.
Can you work evenings and weekends in occupied buildings?+
Yes. Most of our City and West End projects require out-of-hours access to avoid disrupting trading floors or client-facing areas. We schedule noisy trades, cable pulling, ceiling grid installation, board changes, for evenings or Saturdays, then complete final connections and testing during normal hours once the heavy work is done.
Do you coordinate other trades, or just handle the electrical and mechanical?+
We can do either. If you have a main contractor, we slot into their programme and work to their drawings. If you need a single point of contact, we coordinate partitioning, flooring, decorating and data cabling, then issue one consolidated invoice and one set of O&M manuals at handover.
What certification do you provide at the end of a fit-out?+
You receive an Electrical Installation Certificate (EIC) for all new circuits, an Emergency Lighting Certificate if we've installed or extended that system, and a Minor Works or EIC for any alterations to existing boards. We also provide as-built drawings, equipment schedules and test sheets for building control and your facilities manager.
